4. To formulate a realistic price expectation, you should be aware of properties that are on the market which constitute your competition and what their asking prices are. Comparable properties that have recently sold are also critical when considering a target price.
   
5. Open houses and frequent private viewings are always scheduled according to the seller’s wishes. Experience has shown that if more potential buyers are able to see your property it may sell that much quicker or for that much more. Try to be as accommodating and flexible as possible.
